Hello everyone,

I have already done a lot of research, but maybe you have an idea of what I might be forgetting in the cost breakdown or underestimating:

Costs for property transfer tax €4,667.00
House price in KFW 55 €298,750.00
Furnishings €5,000.00
Photovoltaic or solar system €17,000.00
Building permit €3,236.19
House connections (gas as well as fresh and wastewater connection, electricity, telephone, cable TV) €10,000.00
Surveying costs €3,000.00
Soil investigation €500.00
Removal of excavated soil €1,000.00
DEKRA inspector €2,689.40
Outdoor facilities (paving work) €10,000.00
Carport €15,000.00

The land is purchased separately from the house.
Construction water, construction electricity etc. are included in the house price.
A gas connection is not required.

Soil investigation 1000€

Removal and disposal of soil is incalculable not even in the best case will it be 1000€

Paving including labor will also be too little, rather more.

Equipment=encouragement can be more

Furthermore, everything that is not included in turnkey is missing and you still need.

Thank you for your quick feedback!

Sorry, I had forgotten the geotechnical survey. It was already done and paid for.
Disposal of soil is rather a buffer since our plot will probably need to be filled and we will likely distribute the excess soil.
I am also rather skeptical about the paving work, but our excavation contractor thinks it will be enough.

The equipment is actually not really necessary anymore but rather to be seen as a buffer, since we have already had the bathrooms in the house fitted according to our wishes. The same applies to the electrical work.

Floor coverings, kitchen, and painting will be done by us with our own labor and equity.

What kind of house is that supposed to be at that price? 120 m2 without a basement and without a garage? Then it might be acceptable.

On the topic of earthworks, I would rather add another zero. With 10,000 you are generally on the safe side rather than just with 1,000. And even 10K is sometimes not enough, as numerous examples here show...
