It depends on your buffer! If the buffer is small, an externally financed reserve is worth its weight in gold. €30k don’t hurt the installment, and if you don’t need it, you can directly allocate it to the special repayment.

Structural engineer and architect already included in the house construction costs? Are you building with a general contractor [GU]? Sorry if I missed it.

It is the missing buffer. None of the trades will cost what you have there and none will be cheaper. With 20 trades, you have on average 2000 surcharge each, then you have 40 more. 10 more as a buffer for unforeseen events. It will happen that way, believe me

You don't want to be the next one saying that just because you're building with a [GU], everything is included in the turnkey price.

Just put the offer here plainly and write how much buffer you plan, then you can be helped.
