New single-family house construction in Lower Saxony - what is the amount of the architect's fee?

Thank you very much for the suggestions so far. We are continuing to look for offers. In fact, the offer is even too cheap. We have now raised the total costs for the project (land, construction, ancillary costs) to approximately €400,000. According to the previous architects, this should be feasible with the new conditions we have regarding Eigenleistung. (Kfw 40+, heat pump, controlled residential ventilation, photovoltaic system on the roof, 1.5 partial storey with 150 sqm). The question regarding the architect is therefore closed for now. I am currently browsing other forums and will certainly ask one or two questions there.

When reading the 400000 I thought: slowly it's going in the right direction, even if not in the unnecessarily expensive construction style of a recessed upper floor.

With the positive feeling was unfortunately completely gone again.

Total costs 0.5 million. Our plot was indeed more expensive than yours, but we are building "only" KfW55. Including kitchen. Similar house size, roughly a similar price should come out though.

As a native ROWdy who has now built in the neighboring district, I would advise you to maybe still include some buffer. Building here is significantly cheaper than, for example, in Bavaria, but with KFW 40+ you already have something extra included where you should consider whether it's worth it.


But he absolutely won't come up to such a sum. We built 10 sqm larger but only KFW 55, which should roughly come out to the same based on the offers we had. Around 400-420 is already not unrealistic. And we basically had no EL.

Never choose the architect based on price. You must be clear about how you want to live and what you like. Then an architectural consultation is worthwhile. The architect must understand your goals in order to translate them into architecture. An architect who designs something without really listening is out of the selection. You want to live in the house, not him/her. Billing according to HOAI is always the same. Sometimes flat rates can be agreed upon differently. Always calculate with the full costs first and then see what you can save by doing work yourself or with "B-vitamins." The tighter you budget, the more important it is to stay on the safe side and not to gloss things over. Calculated risks should only be taken by those who can finance them in the event they occur.

Yes, of course. And without EL (except laminate on the upper floor), I just took a look at our final invoice last week.
