Hello everyone,

we have just purchased a plot of land and are now at the stage of planning the house.
After the first two attempts at planning on our own were not very successful, we have now met with a structural engineer and designed a floor plan according to our needs.
I would now like to present this design for discussion.
We have already decided on a regional builder. The plan is for a timber frame house with solid wood walls on the inside and a timber frame wall with blown-in wood fiber insulation on the outside.
The whole house is intended to achieve the Kfw 40+ standard in the end.

We are a small family, two adults aged 41 and one child aged 6. Family planning is completed.
We would like a single-family house with two full floors, no basement, with a double garage and storage room as a basement substitute.
The architecture should be modern, bright and with an open living/dining/kitchen area.

Style, roof shape, building type

- Modern
- Currently we favor a gable roof with a 22° pitch.
- We would also like a pyramid roof, but unfortunately this roof shape is not ideal for a photovoltaic system.
- Large windows for lots of light in the house, including venetian blinds for shading

Why did the design turn out the way it is now?

We wanted to make the best possible use of the plot.
Basically, we would like to orient the terrace towards the southwest, but unfortunately, that is where the street is, and I don’t want to be right in the spotlight.
In addition, the west is the weather side with a lot of wind.

I meant the houses that were built in the last three years in the development area. The zoning plan was not taken very strictly by the authorities. Our planned construction method should therefore not cause any problems.

We have had at least 2 floor plan discussions here in the last 3/4 weeks where the OP suspected the same thing. Unfortunately, in at least one of the two threads, the error could already be seen on GoogleMaps. What does man mean? We! The OP simply made a mistake by assuming two stories for a tent roof, but has already spent a lot of time on his plans. I know: you want a normal discussion now, but if I were you, I would first check the facts, since a floor plan discussion takes a lot of time and brainpower.

Regarding the ground floor design: swapping the storage room and WC means that the entire hallway is not misused when you want to get rid of your coat. Four meters width over 11 meters is now cramped because of the beautiful large panoramic window, yet the real space in width could be lacking. The children's area would be nice if some sun could get in there. I would arrange the bathroom quite differently. That looks a bit meager.

For my taste, way too many different parapet variants and window types.

I join Yvonne and would also like to suggest first exploring the exact possibilities of the development plan. How certain is it that you are allowed to build a 2.50m "kniestock" on the upper floor? For us, it is hardly comprehensible that the development plan can be completely disregarded here. Where are we here?

Well, you have to put the floor area ratio back into perspective. Apparently, the two-story structure is fixed and only the attic may have a maximum of 0.5. But the thing is, if you think you have a carte blanche, then facts are being stretched and nothing is set right. So who knows what is true here.
