Hello everyone,
we have just purchased a plot of land and are now at the stage of planning the house.
After the first two attempts at planning on our own were not very successful, we have now met with a structural engineer and designed a floor plan according to our needs.
I would now like to present this design for discussion.
We have already decided on a regional builder. The plan is for a timber frame house with solid wood walls on the inside and a timber frame wall with blown-in wood fiber insulation on the outside.
The whole house is intended to achieve the Kfw 40+ standard in the end.
Development plan/restrictions
Plot size 760m²
Slope no, height difference max. 90cm
Site coverage ratio 0.3 (but was not observed due to previous buildings)
Floor area ratio 0.6 (but was not observed due to previous buildings)
Building window, building line and boundary see attachment
Edge development yes, garage
Number of parking spaces two per plot, min. 5m in front of the garage
Number of floors knee wall max. 0.50m (but was not observed due to previous buildings)
Roof shape Gable roof 30-38°, hip roof, shed/flat roof 25%
Style ---
Orientation ---
Maximum heights/limits ---
Further requirements natural red bricks
Client requirements
We are a small family, two adults aged 41 and one child aged 6. Family planning is completed.
We would like a single-family house with two full floors, no basement, with a double garage and storage room as a basement substitute.
The architecture should be modern, bright and with an open living/dining/kitchen area.
Style, roof shape, building type
- Modern
- Currently we favor a gable roof with a 22° pitch.
- We would also like a pyramid roof, but unfortunately this roof shape is not ideal for a photovoltaic system.
- Large windows for lots of light in the house, including venetian blinds for shading
Basement, floors
no, two full floors
Number of people, age
2 adults aged 41 and 1 child aged 6
Space requirements on ground and upper floors
Total living space 180-200m²
Office: family use or home office?
Office on ground or upper floor
Overnight guests per year
none planned
Open or closed architecture

Conservative or modern construction

Open kitchen, cooking island

Number of dining seats
Dining table with space for 6-8 people

House design
Who made the plan:
- Planner from a construction company[/B]
Structural engineer
- Architect
no
- Do-it-yourself
What do you particularly like? Why?
Dry access from garage to house,
spacious living area with nice terrace
What do you not like? Why?
Despite small compromises, everything is alright
Price estimate according to architect/planner:
440,000 euros (house KFW 40+ including double garage
Personal total price limit:
580,000 euros including plot (65,000 euros), outdoor facilities, kitchen, furnishings
Preferred heating technology:
Heat pump and central residential ventilation
If you have to do without, which details/extras
-can you do without:[/B]
SmartHome and battery storage
-can you not do without:[/B]
two full floors, double garage, open modern construction
Why did the design turn out the way it is now?
We wanted to make the best possible use of the plot.
Basically, we would like to orient the terrace towards the southwest, but unfortunately, that is where the street is, and I don’t want to be right in the spotlight.
In addition, the west is the weather side with a lot of wind.
What makes it particularly good or bad in your opinion?
???
What is the most important/basic question about the floor plan summarized in 130 characters?
What do you think of the design or what could be done differently?
We might still want to rearrange the bathroom. T-wall?
Would you arrange the windows differently?
We would be very grateful for any ideas or constructive criticism.
