Hello,
this week we received approval for a plot of land from a municipality. According to the approval, the plot is "developed."
So far, I have assumed that this means all connections are accessible near the plot and all roads, sidewalks, lighting, etc. are included in the purchase price.
Earlier, I read that in some new development areas, money is sometimes requested afterwards for this.
I will call the municipality next week to inquire.
Can you tell me where this is regulated, whether development costs must be paid separately or are already included in the land price?
I couldn’t find it myself, probably because I didn’t search with the right term.
Thanks!

Development costs are charged additionally if they are not included in the land price. However, these are then listed separately. One should expect a municipality to clearly state them in the sales offer.

Thank you for the response. The letter from the municipality only mentions the land costs as well as additional costs incurred for the surveying.

call today and ask, often additional charges come years later. always when you don’t need them

I would also clarify this in advance if I were you. In addition to the land price charged by the municipality, the following costs were incurred until the plot was fully developed. That means the connections were 1 meter behind the curb on our property. From that point on, you are responsible for having the house connections installed:

[*]House connection line water I. partial section installed: €1,425.12
[*]Contribution to the public water supply: €776.52
    [*]Wastewater contribution: €2,119.50
[*]Civil engineering work in the area of public traffic areas - cost reimbursement: €1,205.03
[*]Notice on the assessment of a development contribution (sewer, street lighting, share of the road, etc.): €9,037.49
[*]Construction cost subsidy for the upstream gas network: €660.00

In our case, it was roughly €15,224
As others have already told you, the costs can also be billed much later. In our case, almost 2 years after purchasing the plot.

We will be at around €20,000 development costs (external development). Additionally, all other developments such as electricity, water, sewage, and telecommunications on our property. So 20 k€ are only for compensation areas, public sewer, roads, playgrounds, lighting, and whatever else the municipality comes up with,....
