What does the plot cost and what type of mid-terrace house is it? One- or two-story? Dutch gable or dormers? Is the attic converted yes/no? I ask explicitly because otherwise I cannot classify the surcharges.

There is nothing to admire; I write here voluntarily and also out of pure selfishness. Every answer – whether from builders or the experts here – changes how potential builders deal with the topic of housebuilding; it raises awareness.

The other day I sat down for the first time with interested parties who knew more about me – and communicated that clearly – than I experienced in previous conversations. That gives me hope that the current generation of builders gathers much more information about their preferred building partners than was the case years ago. This in turn makes it harder for the less bright candles in our industry to put hard-earned money at the service of their own bank accounts. And that is worth every answer.

Let's be honest, Martina, what do you still want to classify with these horrendous prices? Even lockable olives cost under €10 each (I haven't actually checked recently), and you find out afterwards that window handles are installed without grips and only get their handle slid on at the end - with or without a lock. Everything feels 300% more expensive... Or do the prices apply to the entire house??????? And yes: I know the wisdom: take it or leave it.
