New construction single - Civil servant permanent service realistic?

Hello,

just for comparison: I received €195,000 with a net salary of €1,800. As of today, my salary will never exceed €2,400 (plus, of course, the collective agreement increases, which only offset inflation anyway). Also public service.

I pay €813 per month for the first ten years, then €890 per month for 10 years, and then €333 per month for 8 years. The interest rate is fixed until the end, and I'll be done after 28 years.

(I have to say, though, that my girlfriend will contribute significantly to the monthly ancillary costs).

For many here, this is certainly [Harakiri], but this is how I got my dream plot including a house in my home village. I'm glad I spent 3.5 weeks in the USA last year. That won't be in the budget anymore now. One has to be aware of that.

So it is possible if you are aware of the restrictions and willing to bear them.

You won’t get a comparable house in 5 years at such a low price anymore. By then, prices will also rise in your area. The only thing that seems high to me is the energy efficiency. Maybe heating the conservatory costs that much. But it could also be left unheated. If it’s possible for you, then buy it immediately, but don’t let the price be driven up by furniture that is supposed to stay inside.

At such purchase prices, I wouldn't even consider new construction.

Or is it unusually cheap? Then I would still look for the catch.

Currently have a conservatory built in '84, heated year-round. It's not that noticeable after all. The house itself is from '74/'75. You can always ask to see concrete electricity/gas bills.

The house looks to me like it belongs to elderly people. Maybe moving into a nursing home and the assets need to be sold or deceased and the heirs want to get the money quickly?

I currently have the same on my desk. A self-employed person becomes unable to work and relies on basic security because there is no entitlement to reduced earning capacity pension due to unmet waiting periods. Social assistance is only granted as a loan and the house must be sold. It should be sold through a bank's real estate agent for 290k. Now it went for 190k after 1.5 years. I estimate 50-60k below the local market value. Cheap does not always have to be bad. The owners' distress could also be behind it.

Then the market value is 190 k. If it were higher, someone would have paid more after 1.5 years. So no bargain.
One has to let go of the idea that you can make bargains (especially nowadays).

At 26 years old, professional officer, athletic background, congratulations on that.
Let's say you became a soldier at 18, 3 years until lieutenant, 2.5 years until senior lieutenant and at least another 3 years until captain.
So you can forget about retiring at 56 after 30 years.
Your career goal is A14 lieutenant colonel and as of today people retire at 62, and by the time you and I reach that age it will probably be rather 65.

If I were you, I wouldn’t buy, as an officer in troop service you actually get transferred quite often.
However, if you are 1000% sure that you will commute every weekend to your current place of residence no matter how many kilometers, then I would definitely buy/build.

I was in Bavaria the first years of my service and commuted, was then transferred about 80 km one way and built a house. Six months ago I was transferred again now about 85 km one way. But very good highway network (I hate the A3 Cologne/Leverkusen...) and of course there are many Bundeswehr personnel here and I can spend many years here.
I am still thinking about moving, I think without my house it would have happened already.
