Is it realistic to set aside €1000-€1200 today or invest it in a home, or only in 4 years?

€1200 - €1.5 per sqm ancillary costs - €1.5 per sqm reserves for repairs and maintenance leaves €810-840 available for financing for 120/130 sqm.

That makes a loan of €210-220K. I still see a big gap there.



With such low rental costs, building is really a losing proposition in comparison.

@Caspar: You want to set aside 650 euros out of 1500 euros for repairs on a new house? Isn't that a bit exaggerated?

Today I save 500€ monthly, simply in a savings account without relevant interest or similar. In addition, there are nearly 400€ rent. However, I do not want to live in the apartment long-term because the location is not nice, etc. Maintenance for the junior is 300€, as well as monthly reserves for vacation, car, etc. Whatever remains of that at the end of the year, I add to the savings account. Netto I have currently just under 2400€, in about 4 years it will be approximately 3200€. The increasing salary will then be added to the 500€ regularly. Unfortunately, I was only able to start saving this year. Rents here are really very cheap. Maybe I should live in a modern terraced house for rent after all? Heating costs here are 550-600€ monthly. The question is also whether I will get approval from banks to build on my own at all?

1500? The OP has 1200. And 195€ of that goes to additional costs. and 195€ to reserves.
So how do you get 650€?


Why shouldn't it work? It just has to add up in the end

I’m still missing the urge for a home with a garden. As long as that doesn’t become overwhelming, I think renting makes more sense. You can still save money anyway, in case Mrs. Right suddenly shows up with a similarly small amount of savings.
