New construction planning - Am I calculating incorrectly?

Hello everyone,

we have, like some others here probably :p, recently started to rethink our living situation and are accordingly informing ourselves about the various possibilities. Since we are still at the very beginning and the first info is currently primarily gathered "online," I recently came across this forum. So far, it is clear to us only that we want to build new, and therefore I have been enthusiastically reading some posts in the areas of construction cost calculation and financing in the past few days to see if our set overall budget aligns with our ideas.

Unfortunately, I somehow became a bit insecure because our budget is in the range that has so far been condemned as rather naive or far too little in almost every thread. Somehow, most of the figures mentioned there do not at all match my expectations... :confused:!? Hence the question: Are you that demanding, or am I also too naive, or what am I calculating wrong?

So the facts..., we are planning our project with a budget of 230,000 to max. 240,000 euros including everything, it is supposed to be a 1.5-story energy-saving ordinance or max. Kfw 70 single-family house with a living area of about 120-130 sqm and a normal pitched roof, probably without a basement. Construction method as well as carport or garage are also still open.

Plots of suitable size for us can be obtained in our area including notary and tax for about 50 - 70 TEUR. That would leave about 180,000 euros for the house, additional construction costs, garden as well as possibly kitchen, carport or garage...!

Now, in my initial research, of course, I came across the well-known prefab house manufacturers, who offer their houses quite "cheaply," but it is also said here among other places that these are by far not the final prices. I can certainly understand that, as the descriptions are anything but comprehensive.

But I also came across a construction company based in our region, which works exclusively with local craft businesses and also offers the houses at a "fixed price." One of the houses that interests us, for example, with a size of about 120 sqm at a fixed price of 137,700 euros turnkey in solid construction. The excerpts from the construction service description read very appealingly and include, in my opinion, pretty much everything that belongs to building at a fixed price, such as:

- all required architect services
- disposal of construction waste generated
- foundation slab including earthworks (removal of topsoil, excavation of the foundation pit, backfilling and compaction...), 20 cm gravel with foil cover and basic and drainage pipes under the foundation slab, sealing work, etc.
- construction site setup as well as water and electricity costs for the construction services
- exterior walls made of 36.5 Poroton bricks with thermal insulation mortar, interior walls also solid
- highly thermally insulating 5-chamber windows according to the energy-saving ordinance, partly floor-to-ceiling
- floating cement screed on all floors including insulation
- interior rooms gypsum plaster, sanitary rooms cement plaster, mineral exterior plaster in various colors
- gas condensing boiler with hot water storage from Viessmann or Buderus
- attic expansion with 180 mm mineral wool insulation between rafters, windproof foil as well as 30 mm insulation under rafters made of Styrofoam with gypsum board, concrete roof tiles from Braas
- roller shutter boxes for all windows, exterior window sills aluminum, interior window sills marble
- sanitary fixtures from Kaldewei, Keramag and Hansa, bathroom tiled up to ceiling height and guest WC tiled 2 m high
- floor in kitchen, storage room, utility room and hallway also tiled including edging
- electrical material from Busch and Jäger in sufficient quantity (kitchen 8 pcs, living room 10 pcs, etc.)
- interior doors with real wood veneer and stainless steel lever handles
- etc., etc., etc...

Sounds really good to me, and the materials also do not sound like the cheapest. You can calculate with that, right, or what unforeseen things could still come up?

Even with a few extras like underfloor heating, solar, blinds and a few more switches, subtracting a bit of own contribution and in the end about 150 - 155 TEUR we should manage with our budget, shouldn't we?

So how on earth do you always come up with amounts where at least a 3 or even a 4 is front for similar sizes... :D?
Just kidding..., of course, there are no limits upwards, but honestly..., is it worth, for example, the extra costs of several 10 TEUR for Kfw 70 or better to maybe save 50 euros monthly in energy costs on the other hand, or is that rather a matter of faith or conscience?

The region is Mittelhessen and yes, the company is well-known and one could certainly visit one or the other project in our area...

First, have them calculate such a house for you. I always thought I could manage with €80,000 less, but once you start getting offers, you see that these model houses and their prices are all smoke and mirrors ;)

What is the name of this provider (feel free to send it by private message)?

Yes, but the online advertised offer doesn't read badly and actually already includes pretty much everything you need, or what can or must still be additionally calculated to reach the prices mostly estimated here of 200 - 250 thousand euros just for the house of similar size? Since the labor cost and the basic effort are relatively similar nationwide, that alone can't explain the enormous differences, can it!?

I don't believe that.

If you've already read quite a bit in the forum, you must have come across EPI's ancillary construction costs.
There you'll find the first 30-35K€ difference.
For the selection of tiles, sanitary, and house fittings, you can easily add another 15-20K€ to move from basic standard to normal standard.
Underfloor heating maybe another 5K€.
Material costs for own work about 10K€.
Average plot 60K€.
Outdoor facilities 15K€.
Garage should also be included? 10K€.
You also mentioned a kitchen.
And suddenly you're at 300K€ for a simple house with plot.
