New construction planned - what is the most sensible way to proceed?

The biggest design flaw is the same as with demonstration cars. They build large and include everything listed on the options list. But just as the €50,000 Golf is representative of very few customers, 180sqm houses with full luxury are not representative of the typical customer. And a comparison between two house providers is therefore not possible. In the end, the model home park only leaves a few catalogs and the conversation with the sales representative. Providers are also happy to send catalogs, and you could just as well talk to the sales representative on the phone ;)

I didn't get the impression that 1,001 upgrades had been gifted at the "model house" where our salesperson sat. The staircase was standard made of beech, fixtures Vigour not Villeroy & Boch. The same with the model house we also looked at because of the kitchen from the same provider... well, there was a shower in the guest WC... uhhhh pure luxury.

But it's true, of course. Similar to a wedding, people tend to get talked into "But Mr. P., you're only building once. You don't want aluminum window sills but granite? And parquet everywhere. And a fireplace. And and and..."
You have to stick to what you set as a limit beforehand.

Well. Of course, like the "GET OUT!" signs in Scrooge McDuck's front yard, there should be a notice before every show home stating "what you see contains special equipment." But what is the "moral of the story" of your post: frustrated non-buyers and their brochures thrown on barren ground by house sellers? - I rather don't believe that. The manufacturers may not be the brightest, but they would have noticed that much inefficiency by now.

I found the model home park to be quite a waste of time. It became completely absurd when we both, from Konstanz and the representative from Überlingen, drove to VS for a meeting... For the providers, it is certainly worthwhile to squeeze one upgrade or another out of people, and for many representatives to get the leads at all. There are said to be people who end their first visit to the model home park with a signed contract. However, as a home builder, you don't want to belong to the group that maximizes the house provider's profit ;)

There are regional construction companies, at least here with us, that act as general contractors, often with one, two, or three show homes. These are often located in residential areas and are then sold after 2-5 years. They do not have to be [Fertighausparks].
