I would also rather advise running away. But it also depends a bit on whether he is really a sales representative or if the gentleman is directly employed by the general contractor. If a sales rep, it could really be that he is the rotten egg, but the company itself is decent. Then I would try to somehow get in touch with the actual company, explain the situation and hope to continue directly with someone from the company. Or, as most here advise, better to look for something completely different. I would definitely complain about the guy.

Apparently, there was already a case where customers even banned him from their premises, and yet he is still active there. Even if he is "only" a representative, he still carries the company's name and that is apparently at least tolerated. Therefore, in this case, I would rather not try if it gets better by changing the contact person. The project is simply too big and too important for that.

If he actually supervises the construction as well: run away. If he only does sales/acquisition: weigh alternatives, calmly let the changed contract sink in without personal attachment. The "it's always like this" and "doesn't concern you" is industry standard. The company has template descriptions and adjusts a few things, a few remain.

They then received the promised services after putting direct pressure on the company. But it was nerve-wracking... the sales representative wanted to come back to the finished house, but he was told to leave the property. The acquaintances are super happy with their house, everything is fine, only the seller is difficult. Therefore, I think, if the end product is right, I could possibly overlook it if I have nothing more to do with him afterwards. Although the commission does hurt me.

I would get out of there too. From the moment you sign, things can only get worse, because then you have no leverage yourself anymore. We once wanted to build with a developer. Everything was super friendly, responses were quick, until we had concrete questions. Then suddenly they were in a big hurry with the contracts and wanted to drag us straight to the notary, "we'll settle everything else later"... yeah right. We got out immediately and are still glad about it today. I’m certainly not going to pay hundreds of thousands of euros to someone who can’t explain my future house clearly and to my satisfaction.

That’s basically how I see it too... I want to know everything beforehand. Once I sign, I’m stuck on the hook and prices will be dictated for every change... especially since changes are definitely still going to happen. I also don’t know what the surcharge for my desired house door will be. On the other hand, I don’t know if anyone would even allow themselves such a detailed process if nothing is set in stone yet.
