New building floor plan for narrow plot

We have inherited an old house on a narrow plot and plan to have this house demolished in a few years to build a new one.

It should be an accessible building (age-appropriate, only ground floor) with about 120 sqm of living space. I would like to have direct access from the garage to the utility room of the house. The plot is 17 m wide and 40 m deep. The street front (residential street, [Tempo 30]) runs along the south side of the 17 m width. On the north side there is a ditch, behind which is a cemetery. On the right and left of the plot are single-family houses on similarly sized plots.

We have no plan how to harmoniously fit our dream house on this plot or how to arrange the rooms. The living room should be at least roughly oriented to the south, without sitting too much "on display" because of the street. But maybe this could be improved with garden design (hedge). Kitchen and living room should be as close to each other as possible. In addition, we need 1 bedroom as well as 2 smaller rooms (office and guest), bathroom, guest WC, and utility room (next to the kitchen). A covered terrace would be nice.

Where can we get ideas without having to hire an architect right away?

The houses are just as old as the object we want to part with. All built shortly after the war.

Yes, and? Does that mean they don't have a floor plan?

Nevertheless, the architect would be the right expert for such questions!

There is surely a model home park or a model home exhibition in your nearby area? There you can collect ideas and take one or the other floor plan with you.

Then you should visit new development areas in your nearby surroundings; there are hardly any builders – most of them work on their houses on weekends – who are not bursting with pride and happy to show their houses. And as a side benefit, you can gather experiences about their providers – since there is no seller around on weekends, you get unfiltered reports about the behavior of the respective providers. So visiting a new development area is also an investment in the future

Of course, they have a floor plan. But stairs everywhere, so two-story.
