Is another property an option? How did you come across the property? Is the seller aware of the costs, would there be a possibility to negotiate the purchase price?

Yes, I am aware of that and it is completely fine, I am just interested in as many opinions and personal experiences as possible. In the short term, nothing else is considered. The plot comes to us through family contact. The costs are not so well known to her in that form, but she does know that it has to be connected. And that is my approach... depending on the effort, this will certainly be part of the price negotiation. If the plot were basically worth 100k, i.e. 200€/m2, and there would be follow-up costs of 60k to finally be able to build, then it is of course an argument that alternatively a plot could be bought for 300-320€/m2, which would cause correspondingly less effort. That effort is not only financial, it is also quite significant practical effort. And of course we have also set ourselves a healthy price limit. We only want to finance the building, everything else must be covered by equity. The advantage of the offer is that plots are also scarce here and both orientation, layout, and location would be pretty ideal for us. The entire plot she owns is about 2,200 sqm, she inherited it, she herself is of retirement age and basically does not use anything south of her house and it only causes work.
