New Build Efficiency House 40 NH vs KFW 55

Hello,

I’m not exactly sure which subforum this topic fits into. We had external planning done and I contacted various prefabricated house companies. I now have 3 offers that are all approximately the same price. A provider from the region has only been building low-energy houses or passive houses since 2022. They meet the KFW 40 NH standard and also work with an energy consultant. Whether a passive house or low-energy house can be achieved in our case would still depend on the exact south orientation. Nevertheless, it seems strange to me that the prices are roughly the same. The provider himself does not have a bad reputation in the region.

Is that basically possible? Especially the fact that they work directly with an energy consultant and already have experience with KFW 40 NH sounds good to me. We are planning with a granny flat, so we could then borrow 240k cheaply plus repayment subsidy.

So far, I have dealt relatively little with passive houses because I thought that this would exceed our budget by far.

What are the experiences of people who live in passive houses?

Yes, because if you build KfW 40, you are no longer far from a passive house. The passive house still requires heating energy, preferably via a LLWP. The "additional" constructive measures are compensated by the omission of, for example, an air-to-water heat pump + underfloor heating.

Sorry if I did not express myself completely correctly. The other 2 offers are KfW 55 standard.

OK - understood differently.

Then the crux will be found in the construction performance description. Because normally, 40NH / Passive House is significantly more expensive than KfW 55 (or the 40er provider calculates completely differently and needs customers).

I would like to know if there are specific requirements for the basement in order to be KFW 40 NH certified.
What additional costs arise from this?

I can't say anything about that at the moment. Still waiting for the appointment with the [Energieberater]. If I know more, I can get in touch.
