We were also able to buy our house without equity last year in early summer. However, it was an existing property. I don’t know if that makes a difference for banks, but I could imagine it does, because at least a finished house would be available to sell in an emergency, and not just a shell or something similar.

If we calculate with €3000/m², then the house has 100m². Sounds little, and what about incidental building costs? How many m² does the house have?


What kind of debts are those, and how much is it? Refinancing is only possible if the property has some value. How much is it worth?

I’m afraid the only thing that helps here initially is to disclose more details and differentiate more precisely what should cost how much. Incidental building costs have already been mentioned, what about other costs like painting, garden, and kitchen?

oh yes, architect fees are not without cost, are they already included in the house price or do they come on top?

If this is supposed to be a consumer loan that is still outstanding, then refinancing will hardly be possible. The bank will tell you that it will continue and that they will include the monthly installment in the household budget calculation or you pay off the outstanding amount with your equity.

Third-country nationals without a permanent residence permit are also a serious disadvantage from the bank's perspective. :D

I have an appointment with my bank this afternoon. I was told that it depends on the liabilities we have. But also on what property is already owned. If we still receive something transferred from grandpa, that might have a positive effect. The problem for me will also be the Schufa.
