Which bank then? So the bank did that through higher interest rates after all? I always thought 20% equity capital is a must.

No, it works without it too. Even without additional purchase costs. But it becomes insanely expensive.

A good reference is the "installment calculator" of Ing-Diba. Just google it. They generally have good conditions.
Without equity, the interest rate is 4.47%.

If you already have the property, it will be counted as equity.
