Hello,
We have been offered a plot of land at short notice from a neighboring community.
Pros
- 437 sqm
- very low price
- new development area
- edge of the field location facing southeast
- floor area ratio 0.4
Cons
- However, it is quite elongated and therefore very narrow - about 16x27m.
- FH max 7.5m, WH max 4.5m
Because of the elongated shape, I can only imagine—as marked (red)—a garage/house in the upper/rear half.
But that would mean the main garden is not behind the house (towards the field), but southwest next to the house along the entire depth of the plot.
Now comes my problem: a private garden where one feels comfortable is very important to us. However, the development plan allows only an 80 cm enclosure (fence/hedge) along the north side (street) and possibly along the south side (field path) as well.
I can only go higher if I build the enclosure within the building area, which each has about a 2.5 m distance from the long sides. But that would mean losing half of the garden and having a useless front garden. Alternatively, with a low enclosure, one can see straight from the street to the field.
Does anyone have any idea/suggestion on how this could be solved?
We want nothing special—currently thinking of a classic house body of about 8x11m.
