I like the house itself. I would shorten both hallways a bit in favor of the rooms, unless you really like the closet niche created by the recessed door. Shift the house slightly to the north, and a nice big tree can provide privacy on the terrace in the long run. Besides, you don’t have to rely on just one terrace; there is definitely space in the garden for a very nice, privately designed second terrace. Only drive the cars as far onto the property as necessary; everything else is just unnecessary ground sealing and costs money if you want to pave it. A photovoltaic system with east-west orientation on the roof. I like it – practical inside and no cookie-cutter look outside. Let others think square.

Well, if someone has reservations or fears, is stuck in a mental straitjacket and thinks that everything only works this way and "everything else is stupid," then it is quite appropriate to mention that the barriers mostly take place in the mind and that for the approximately average or normal daily routine and in a more or less average life of a European, it is not understandable to fixate negatively in this direction. If the focus is then placed on this misconception and the priorities shift so much that one plans everything just to avoid the eyes of some random neighbor and no longer focuses at all on the beauties of the property, then it can certainly be mentioned.

Why not set the house back, with an overhang from the upper floor that limits the neighbors' view? In addition, [Raffstores] and bushes or trees do their part...

How tall is the neighboring building exactly? Are there balconies facing your direction? How far away is the house?

Do you know if construction is also planned on the west property in front, and if so, how? What does the development plan say about the neighboring property?

800 sqm is already a luxury here. But if you don’t have access from the house to the garden, you basically don’t need the garden.

Take a walk through some new housing developments in your area to get a feeling for how construction is often done today. Here, two of your houses are sometimes built on 800 sqm, and then you can’t see the sky from the sofa because the next house is so close.

I would mirror the house and push it all the way to the back into the north-eastern corner.
