Mini house - possible for 300K €?

Hello!
First of all: My thoughts are not concrete building plans yet, I don’t have a plot of land.
I like the idea of a small single house and a minimalist lifestyle. I’m thinking around 70sqm, simple rectangular floor plan, solid but simple (I'll just say manual light switches, standard windows, small bathroom, small kitchen, etc.).
Land prices here are between 100-250€/sqm (I’m calculating with 120,000€).
I already have a financing commitment of 300,000€, my net income is 3,300€, equity is quite low at 30,000€, the home savings contract only has 8,000€ in it, and I’m now 34 years old.

Is it realistic to realize the dream of owning a house with a budget of 300,000€? Realistically, only about 150,000€ would be left for the house. Can you build something simple with that? And how do you start? Look for land and then go to an architect?

I’ve only found price information for houses >120sqm here, but that is not an option for me alone.

The cheapest providers have bungalows in the running - with guaranteed manual light switches.

It is worth looking in the north at team massiv or eco, in the south at Town & Country, it is a bit cheaper there. But you have to be very careful. Our certainly not luxurious bungalow cost us 285 thousand in 2017, truly finished, with only 71,000 for the plot of land. It has 110 sqm. We could have gone even cheaper by giving up a prefabricated garage, stairs, a fully walkable and insulated attic with Velux windows and with studio trusses instead of timber trusses. But then that was it. Our fitted kitchen from Ikea is really cheap, smart home was zero, we practically did not upgrade anything.

Thanks for your reply! That means 300k€ is really tight but could work. At Town & Country, there is even a bungalow in my desired size, great tip :)

That was 2017, what Nordlys wrote, several years lie in between. No arms, no cookies! No land, no building. If you can then think about building in 2022 or later, you can just add 20-30% surcharge to the mentioned amount to get what you want. Building a 70sqm house is relatively more expensive compared to a 110sqm house because certain costs are the same and remain so. The smallest possible is not always the be-all and end-all if that’s all you can afford. At your age, ideals, ideas, and interests definitely still change. Committing to 70sqm might at some point – in a few years – become bothersome. You can sell real estate, but a small 70sqm house does not have a large target group. Just as a note.

Thank you for your honest answer! It helps me a lot to get an assessment from realistic, experienced builders. In my circle of acquaintances, you usually cannot expect such honesty and everything is sugar-coated. And I have also read about the point with fixed construction costs, so good advice! There will be no more children but maybe a husband. My income will not increase significantly anymore, and with a savings rate of €1000, my equity will not suddenly skyrocket either. It will probably be more of a pipe dream than a tiny house :D
