6000€ net income is quite decent. With that, a normal house should basically always be feasible. The downside is of course the lack of equity and sometimes very high expenses.

In addition to the too low housing costs, there may also be missing expense items in the household budget: reserves for a new car and missing vacations caught my eye. Maybe this will be compensated later by the elimination of daycare fees, but also after-school care etc. costs money. A second child is also not uncommon.

How much loan you can get for 1700€ without using equity can surely be better assessed by others here. The important thing is to detach from the list prices and find out the real construction costs from the forum and through talks with construction companies. Don’t forget to buffer, it will ALWAYS be more expensive ;)

The expenses seem to be primarily very high due to the private health insurance and the current fixed savings rate of €1,000. Vacation and reserves are intended to be covered by the mentioned remaining savings rate of €500.

The rent is warm rent including electricity, heating, water. However, from 01.01. it will be increased on our side to €830 in order to reduce the incidental cost back payment a bit. There is always quite a lot here since it is an old farmhouse.

I think this questionnaire that you filled out is great. But sometimes, two specific numbers are not clearly apparent, which in my opinion are the best rule of thumb: cold rent + monthly savings for the house that actually remains and can be used for a loan.

In your case, I am no longer so sure afterwards which numbers apply, because there is the €1000 savings (of which €500 is intended for the house) and a balance of €1100. I believe a better estimate would therefore be €1100 + €500 + cold rent as the maximum loan amount.

But this is not about calculating the last euro.

That's how we would calculate it as well. Cold rent is €590. So according to your calculation, about €2,300 per month to repay. Theoretical and subject to all remarks of the previous posters.

On the topic of foreclosure: Sometimes the appointments no longer take place because the owner can still sell beforehand. Have you already seen the property in person?
