My topic is really getting out of hand. But I don’t mind. I’m here to hear opinions anyway. I still had one thought regarding equity. Maybe someone can help untangle the knot in my brain. Let’s assume a total volume of 500k€. Due to the current annual increase of about 6% in real estate and land prices, the same package will be 530k€ in a year. So you would first have to save 30k€ per year to make it worthwhile adjusted for inflation. That’s 2.5k€ per month. So why bother accumulating equity at all instead of financing 110%? Surely I’m making a mistake in my thinking. Anyway, it’s not my day today...

Well, in theory it is quite possible that real estate prices/construction costs will stagnate or even decline in the coming years. And then the calculation looks different... It’s not that simple, unfortunately it’s all based on assumptions.

Although there are no signs of falling prices. Especially with rising rents in metropolitan areas, many do survive, whether owning a home would have advantages.
