In general: No. It might make sense for interest rates >3%, but at 1,% there are definitely more sensible options.

Thanks for the post.
In fact, as already discussed, we tend in a similar direction.
Buy land now, if we find one (very short or possibly completely variable), and if the circumstances are good for us, then build on it.
It is actually about the outskirts of Mainz.

One more question about the possible financing parameters: What exactly would you pay attention to there? I see the potential problem with Bank A financing the land and if the house construction takes place before the land is fully paid off, that you are then basically "tied" to Bank A, because banks are usually reluctant to be second in the land register. Therefore, rather finance completely variable, because that means it can be repaid at any time and is therefore flexible? Or is my thought nonsense and are there possibilities that I don't know about?

Short fixed period until construction
Short fixed period x years, then variable
Long fixed period with option for full repayment (you have to calculate, it is not cheap)
Whatever you want ;)
