Hello,

when it comes to real estate, location, location, location is what counts. It doesn’t get cheaper in good locations anymore because plots of land are simply scarce and will remain so. Therefore, I wouldn’t hesitate long and would buy a plot of land soon. There is some equity available. The rest will show itself.

An exclusive house in a preferred location is almost a sure thing. The risk phase is during construction; once the house stands, it already increases in value. If it doesn’t work out, you can theoretically pull the emergency brake and sell without loss.

Therefore, the experience values of an average family with a prefabricated house in a new development area are not relevant here as a template in my opinion. Especially since even with a payment close to the total income of the average family, there is still more left than the total income of that average family.

I consider the risk in the present case to be significantly lower than that of the average home builder.

The first part of the sentence indicates a price bubble.. Yes, plots are scarce, but locations can still change drastically. It depends on what might be built in the neighborhood ;) and the overall economic development also plays a role.

Which debts? Are you forgetting the assets that offset them? I mean the house, so that after building the house you are just as rich or poor as before (in total)? The air has already been let out of the price bubble. In the "good" locations the prices have come down hard (see my example with Düsseldorf a few posts earlier, it was like that in all the hotspots throughout Germany).

I believe the fact that one also has an asset overwhelms most citizens. They only see the debts.
