The forum or its members cannot answer that.

If you want to build a new building, do yourself a favor and have a soil survey done. The surveyor will describe in his foundation recommendations quite precisely what is advised as a foundation. Everything else is, in my opinion, irresponsible or even Russian roulette!

Thank you for the answers - then I'll take one step further back to what it's actually about:

In the construction descriptions from developers, it always says "The floor slab is constructed on a compacted base layer made of XYZ." Sometimes on sand, sometimes on gravel, but in no BBS does it say that this depends on the condition of the soil. I am only trying to determine from this point in the BBS which BBS is "better" - in other places (such as the price per square meter for tiles) the comparison is of course much easier for me as a layperson.

But if you say that what goes under the floor slab depends on the soil, then from the BBS alone it is not possible to tell "which of the two BBS is better."

First of all, you have to distinguish between developer (BT) and general contractor/contractee (GU/GÜ). The former offers you land and house from a single source; usually payable in a maximum of 7 payment steps. GUs build on your land (you provide it yourself) and bill in 10 up to, at the peak, 20 payment steps (the latter is, in my view, nonsensical; you might as well stay at the bank).

In the vast majority of construction descriptions (BB) I know, it is either pointed out that the soil report is included in the price or that it must be provided by the builder. Whether it says sand or gravel there is initially only an indication of what is covered by the provider as their standard. If the report shows that foundation on gravel or sand is not possible, additional costs arise for the builder; so-called foundation additional costs. Important with all BBs: what is not stated in the BB is considered not owed (not purchased).
