Massive house construction with a basement and a granny flat affordable with 340k financing?

People come up with ideas... I wouldn’t even think about such a cellar if I had half a million in the account.
And then groundwater on top of that...
For a residential cellar, it also has to be correspondingly high because of the windows, and then I have a railing around my terrace and can’t get into the garden? o_O Have you ever thought about that?

And for living expenses for you and your two children, 1500 remain? You must be living on air and love :)

I do believe that you can pay off a house with just €3000. A house!!! Alone, without obligations towards children.

Apart from the crazy idea of renting it out, which means you’d have to cover taxes etc. ... in the end, the 140 sqm residential cellar also costs about €200,000. That’s not profitable at all. A residential cellar with hot water, furnished living space, heating and all that costs not just the bare cellar costs, but €2000/sqm...

The problem is finding a bank that a) takes you alone and b) the official living costs. Then there isn’t much left that will be enough for the bank.

Hello, I have actually already postponed the house construction planning, but thanks again for the answers, especially the experience report from Altai. Since some suggestions/questions came up, I will try to answer them: That the basement is currently unrealistic I had already suspected and also confirmed, see above post. But still, thanks, I actually did not expect €200,000, more like half. The amount for the garden design is simultaneously my buffer. An elevated terrace is on my parents' house, my grandparents’, my aunt’s, actually all in my family, maybe a genetic preference. My current house is an end terrace house, where I am not allowed to build an extension and which wouldn’t be nice anyway, as it would destroy the charm. Renting out would be possible for €900 rent, after taxes etc. around €600 remain with which I pay the repayment (I summarized this in the first post for simplicity). The land value of the undeveloped plot is about 280k. I have already gotten financing with less income as a single parent with €20,000 equity for a complete house. A bank employee explained to me that they calculate €400 living expenses for children and €1000 for adults. That’s why I had better chances than a couple where the man earns the same salary as I do and the woman is just a housewife. And yes, it is actually possible to live well with €1500 for three people, I have been doing that for years, the expectations are just different. In summary, you are certainly right, it is very tight budgeting, not much must go wrong (about €30,000 is buffer=garden), so I will put the project on ice or postpone it for now.

Of course we will manage. I said we’re doing well. Also with vacation, hobbies, and the like. Some luxury is deliberately included. I didn’t want to complain, and there’s no reason to do so. But not everything went as planned. Otherwise... time is working for us, I think ;-) every month!

On an 800 m2 plot, one should be able to build something reasonable for 360 k. Why does one need a granny flat or a basement?

Yes, without a basement you can already build something reasonable there. But if a basement is a priority, then it definitely won't work.
