Hello everyone,

we are currently planning our house construction and have purchased a plot of approximately 540 sqm. The house should have a size of approximately 160 sqm.

House shape: rectangular with gable roof (upper floor on both sides with additional gable + floor-to-ceiling windows)

Ground floor:
- Living room and kitchen combined
- Guest bathroom
- Small study room
- Utility room with access to the garage set further back

Upper floor:
- Parents
- Child 1
- Child 2
- Bathroom

I would appreciate if you could make me some suggestions.

Thanks!

Best regards
Jeffrey

Ever tried Google? That should be the first step (for information on what's out there and how it fits). Afterwards, go to the architect/developer. Because what someone else has built doesn't necessarily fit your plot or your lifestyle. There’s also no free architect service here.

Sounds a bit like our floor plan.

We will soon have a 4-gable house.
At the front downstairs, we only have half a gable, and in that is the guest toilet. Next to it is the entrance door covered by the gable.
On the left side across the width, we have the living and dining areas, and in the back gable is the kitchen. Attached to the kitchen is the utility room – so in the right rear corner of the house. Access to the garage would be possible here. In front of it, there is an office and another technical room. The staircase is located in the middle of the house and has a storage room underneath.

On the upper floor, we have 2 rooms on each side (so 4 in total – we have 3 children), and in the 3rd and 4th gables we have the parents’ bathroom and the children’s bathroom. We have also finished the attic, or rather the house is still under construction.

However, we have something between 190 and 200 m2 on the ground and upper floor and with the attic 230-240 m2.

Milkie is also right.
Just ask Mr. Google ("Grundriss 4 Giebel Haus") and go to image search. You can actually find quite a lot of 3 and 4 gable houses with "only" 2 children's rooms. That was also my first approach back then, but the houses either didn’t fit our 520 m2 plot or our living situation. Our architect then designed a house exactly according to our ideas, and as a result, we even got the children’s bathroom, which wasn’t really a condition for us.
By the way, with 3-gable houses (Frisian houses, captain’s houses) you can easily add a 4th gable.

However, on the ground and upper floors we have something between 190 and 200 m2 and with the attic 230-240 m2.

Good evening,

I first had to look up what you might mean. After consulting Aunt Google, it became clear to me that there is, in my opinion, a confusion of terminology here. What you describe (and also many providers) is a classic single-family house with a gable roof and a dormer on both the front and back.

A classic 3-gable house is exactly what it says. The 3rd gable is nothing more than a side extension, but designed significantly deeper than a "normal" dormer.

With Frisian or captain's houses, the term merely refers to the design of the gable; in the aforementioned terms, a roof pitch above 50° is applied to the gable.

Rhine regards

Construction expert, yes, that's true about the differences. I also only used the terms here because many use them for the same thing, and when entering "Friesenhaus," you also find many 3-gabled house floor plans and vice versa. For searching for a floor plan, you can safely use all the aforementioned terms.
