You can almost already ride the Rsd for 25 km. That's almost a stone's throw. Come to the Ruhr area or to Düsseldorf/Cologne. There, even 10 km can mean an hour of travel every day.

Location is important. And therefore also the somewhat lower sqm prices as you wrote. But location does not simply mean the town. Being at the beginning or end of a street can dramatically affect the price or marketability of a property. But only you can judge that, since we don’t know the location of the town, the development area in the town, or your desired parcel. It can happen that you choose a plot with a south-facing orientation. On the opposite side of the street it is north-facing and there is a power pole in the garden or a railway line adjacent. These few meters and other conditions can make the plot possibly unsellable or massively reduce its value. Even though it is the same town, the same development area, the same street and only one house number away.

You have to decide whether a plot or house is worth its price to you.

P.S. As long as you don’t want to sell it at some point, your loss is 0. If you live happily in it until your death, you have done everything right and have nothing to regret.

Thank you. I also think that the distance or location must then be one of the many compromises. I will now apply to the municipality for a plot of land. It is also uncertain whether I will actually get one. Prices under €200 can only be dreamed of here, except far out in the sticks.

A small example: Within a radius of 50 km, there are the following towns here, all connected to Stuttgart or Ulm: Eislingen/Fils, Göppingen, Süßen, Donzdorf, Geißlingen, Schwäbisch Gmünd, Schorndorf, Heubach, Aalen... There are not many villages with affordable prices between these towns...

Oh, I studied in Munich and lived on the edge of the inner city ring. Even then, I had a commute of 40 minutes to the university. Depending on the location, even longer. I somehow didn't mind that because I couldn't afford more central locations. It's strange how things change... And back in the day, the bus also took about 30 minutes to get to school, the car needed 15 minutes for shopping, etc.

My commute increases from 2 to 18 kilometers after moving in, and all other private trips will also be longer in the future, but the switch from renting to owning is worth it to me anyway. Building/buying directly in KS was out of the question, both in terms of price and the endlessly long waiting time for a municipal building plot. And we searched for 5 years without success. It will be an adjustment at first, but I simply (literally) count on getting used to the driving eventually, and country life has its advantages too. So: a clear yes. If it’s realistic, then do it. Hesitating and waiting currently leads to nothing except the next price increase.

Where did you end up with your property? I also have 25 minutes to Nuremberg for work.
