One should distinguish. The location becomes important when I want to sell the house someday. Please assess how this village will develop in the future. Will it die out? Hands off. Will it be better connected infrastructurally? Great. Stay tuned. Are there commercial settlements? Stay tuned. The other thing is, will you be able to feel comfortable there? The house is not just an investment, but also a home, a refuge, a place of belonging. Ask yourself, do I really want to live there? If yes, do it. K

Will the village die out?
I think, with great certainty, no. The "villages" around here are increasingly growing and regularly designate new building areas. Also, nothing is available on the second-hand market. That actually shows that the existing stock is inhabited. There doesn't seem to be any vacancy?

Do I want to sell the house?
Actually, I would clearly say no here. I am a civil servant and can't just leave the region that easily. I really like my workplace and can imagine growing old there. The problem I see is rather that I might still meet a great man. Then a solution will have to be found.

How will the village develop in the future?
Of course, I don't know. There is business in every small village here. That's just Baden-Württemberg. But naturally, the municipalities directly on the federal highway have even more commercial areas. The infrastructure is acceptable. The child can go to school or to a larger train station by bus. He can also pursue hobbies in the city after school and later get home by public bus. In the evenings and at night, it looks rather bleak, of course.
Currently, I also have to drive to the hobbies (he is 6) and that doesn't bother me. It has always been like that in my family. It is also a matter of course for me to get up at night to pick him up. But yes, a car had to be there at 18 in the countryside for me and it will have to be like that for my son too.
In the future, there will also be a large new bypass for the B29 nearby. Prices will surely rise even more because of that.

The most important question: Can I feel comfortable?
I moved here because I found a great job here. It was worth it to me to be far away from my parents. I have a hobby where the new place is on the way -> advantage. In general, there is a fairly lively club life I could also identify with. I think you also have to participate in village life to get a foothold there. On the other hand, of course, I hope to make local contacts through a new development area. However, I find it difficult to say how comfortable one will feel in the end. I believe the bigger the place, the easier it is.

Argh... I struggle most with the distance. In my dream location, unfortunately, there is the [Einheimischenmodell] and according to the local authority, I simply have no chance and the price would again be around 200,000€.

Teacher? Regular working hours. No shift starting at 6 in the morning in January, finishing work in daylight, holidays, well, that is reasonable with the half hour. So we people from Schleswig-Holstein often have longer distances.

Well, teacher... Since my clientele has a catchment area of 75 km in every direction, I can meet students somewhere in any future place of residence. So that wouldn't be an argument ;-).

As I said, I was out and about longer in Munich city and even there I had little choice.

I think I have a hard time because many colleagues live closer and nowadays people say you should live closer to work because of the car, pollution, costs, etc...
But maybe this finality just makes me a little nervous. Maybe something better will turn up after all...
But that's a problem of mine.

25 km is nothing. I once had 40 km to the next big city... like many others. Nowadays I have 9 km and enjoy that, yes. Still: here in the countryside, that is small towns, municipalities, villages in between, asparagus and lettuce fields, a big city north of us, 20/30 km "through the villages" is absolutely normal. On the car ride you listen to audiobooks or study Italian once more :) Say, where do you pick up your 6-year-old at night from?
