You forget that the bank does not consider ancillary construction costs as value-increasing (and they are not) and the outdoor facilities with 57 K -->> well In this case, the bank would assume a market value of 580 thousand euros (land+construction costs+garage) with a 10% discount = 522 thousand euros as the lending value. With 500 thousand euros debt--->> OK almost fully financed

Sure, if you choose the bathtub for €3000, make every window burglar-proof, use stainless steel elements for the staircase, install a bus system in the house, etc.
But if you can’t really afford it, you should be more modest.
If we were talking about €8000 or €10,000 net here, I would say, go ahead... :)

I wouldn't dare to do that either and, when buying or building new, regardless of the financial scale, sell the apartment beforehand.

That much frills aren’t even necessary. For us, the heating alone (geothermal heat pump + drilling + underfloor heating) costs a reasonable EUR 46,000. The expensive quotes were up to EUR 55,000. 70 sqm of windows (almost all floor-to-ceiling) with triple glazing + front door also cost around EUR 25,000 - and that doesn’t even include a color other than white. Then there’s the electrician (without bus system, without alarm system ...) at EUR 25,000. We are building quite large (three children and a study, just to mention - there is no basement), but I can well understand the price of a larger single-family house (and I haven’t even listed the expensive trades - the architect + structural engineer also want their money). Our prices are those achieved with individual trade contracts; there is an additional surcharge for a general contractor.
