We only needed the loan for the purchase of the property, but even then the bank obtained our written consent for someone (for the bank or on their behalf) to view and enter/assess the property. However, the appraisal only took place sometime afterward. The requested confirmation of freedom from encumbrances or similar was also done correspondingly.

For an apartment, an expert actually came and looked at it, but more in the sense of: the house exists. The money had been paid out a long time ago. For all other properties, I did pay the expert fees... but no one ever came :-o That is standard. The question, however, is whether it is a disbursement condition that the expert has already been there? That would be a risk.

Hi everyone,
now my bank has also commissioned an appraiser. So far, so normal.
However, on the appraiser's scheduling page, it now says that they also want to come into the house and take photos of all the rooms.
Question:
1. Is that normal?
2. Is that legal?
3. Are there consequences if I refuse access (I would allow photos from outside)?

It would be nice if those of you with relevant experience (e.g. ) could say something about this...

The bank wants to see if the house is really ready to move into. So whether doors, a kitchen, floors, walls, bathrooms, etc. are finished. For this, the appraiser has to come in. It could be that you have massively overestimated yourselves and are living without doors on the bare screed with a hotplate and a bucket as a sink. If you refuse, there is definitely something in the terms and conditions that says the bank can, if necessary, go as far as terminating the loan. But honestly... where’s the problem? He takes photos and then deletes them again. Every photo uploaded on WhatsApp is far more "dangerous". In any case, I see the bank as being right here. You got a lot of money, earmarked, from them. And now they want to see if the house really has the value you suggested back then to get the loan.

My problem is that this is an intrusion into my privacy. I am of the opinion that no one can demand this (this is also stated at the Verbraucherzentrale). There are the invoices, they are all available and without the proofs I would not have received the amounts paid out. In this respect, an external inspection is sufficient from my point of view. The quality, even the number of interior doors, was never indicated to the bank during the application. Therefore irrelevant. They can walk around the house once for all I care. that's it. Yes, I have to check again about the consequences. But I don't think it says that an interior inspection must be granted.

Just checked. It says inspection by an expert and photos of the front and back of the object. No interior inspection. I'll wait and see what says, but I think I won't let anyone in.
