Hello everyone,
we are planning a three-story house on a south-facing slope and want to take advantage of the mountain view on the first floor. Therefore, the idea was to design the open living area (living, dining, kitchen) with a small pantry and guest WC on the first floor. From the dining area, we plan access to the roof terrace, which is planned on top of the garage. Bedrooms, children’s rooms, and bathrooms, as well as the entrance area with a wardrobe, would be located on the ground floor.
We see the clear advantage of being able to design the upper area completely open (structural advantage, as the roof is supported by the outer walls), to better utilize the view of the mountains with large glass fronts, and to save the costs of an additional balcony extension. Other advantages:
- The bedrooms would be cooler located in the summer.
- Laundry would only have to be carried one floor down from the ground floor to the basement.
- When coming home, street clothes can be changed directly on the same floor.
The most common counterargument from friends and family is that groceries would have to be carried upstairs. However, for me, this would so far be the only disadvantage.
What advantages and disadvantages do you see in such a construction method?
Thank you very much for your ideas!
Best regards

You wouldn’t have a garden connection. That would be a big disadvantage for me. Since a view has less priority for me than the daily routine, I would grant the bedrooms (children's rooms) the great view, possibly with a gallery for reading or something like that. During the day's work in the kitchen, there is hardly any time for views anyway; in the evening, TV is watched. But that may be my personal opinion. Supposedly there are people who look outside forever. I don’t have time for that. Can you sketch a cross-section of the house? What do you even see? Mountains? And what can you see on the ground floor?

Has an architect already planned this or are these just your thoughts so far? If the garage is located on the property boundary, then at least 3 meters from it to the neighbor's boundary must remain undeveloped. There may also be other regulations regarding this.

We had a similar discussion about the garden connection there: . Maybe I will have time tomorrow to list more relevant threads.

We build like this. Kitchen / Dining / Living on the first floor. Entrance in the basement. Sleeping on the upper floor. We have planned the garden so that we can access it from the first floor. The argument that you have to carry everything one floor up cannot be denied. We have solved this with an elevator. For such a project, definitely involve a capable architect.

Carrying everything up I don’t really like. You are usually quite present on the garage. That would bother me. A no-go is the missing garden connection.
