What is often underestimated in daydreams about roof terraces on garages is the wind. Plots in new development areas still lack the wind-breaking tree population – that way, the newspaper flips by itself during breakfast on the roof terrace.

P.S. If I think about frequently using the view and the balcony/the rooftop terrace from the living area on the upper floor, I would rather buy an apartment. It is then significantly cheaper and offers the same living value as the house with the unnecessary garden.

You write south-facing plot. I will then assume that the development will also take place from the south. Hence the entrance area on the ground floor (half buried?). Since you are also planning a basement, a lot of earthworks will have to be done. Is it possible to plan the garden access via the upper floor? View and garden access would thus be provided.

We have planned it exactly like that and are currently in the process of realizing it.

For the deliveries, we have planned an opening in the floor slabs for the possible subsequent installation of a freight elevator. From this forum, we once received the advice to make this opening large enough so that a passenger elevator could also be installed later. Thanks again to the tipster and the forum.

Our entrance level is on the side in the basement where we enter the house.

Our sleeping and laundry level is on the ground floor with direct access from the rooms and the children's bathroom towards the south into the south garden.

The living-dining-cooking level including office is the attic. From there we get into the west-north garden through a side entrance via the living room and a roof terrace. I already noticed during the construction phase that this garden access is very important. The only drawback is that unfortunately the kitchen has no direct access from the attic to the north garden. I really kick myself over this because exactly this planning error was pointed out to me here in the forum. Unfortunately, our construction had already progressed too far when I realized this mistake during the construction phase. So very important, the garden should be accessible from the upper level for BOTH living AND cooking.

Of course they wouldn't do it that way, because they don't have a design for that in the drawer and would have to think about it.


Valid point - therefore plan the access to the garden from the living level and anticipate the coexistence. How much and what do you want to get done when the little ones are in the garden? How anxious are the children and the parents?


That is a question of creativity and budget and has a huge range from balcony-with-stairs solution to ramp to partial backfilling against the house with and without slide... You have to see the terrain to get creative.


Alternatively, you could also think of the garden three-dimensionally. How can you access our garden at ground level from every room in the house (except the bathrooms of the children's apartments), whether basement room, living level, or upper floor level. It is a question of the terrain.

From 3 levels to the outdoor area is rarely feasible. Even for us, it is only possible with many disadvantages and a six-figure amount.

It is all crystal ball gazing without a terrain profile
