Hello forum,

we, 25 and 27 years old, are in the "early stages of house building." That means we are still considering whether we should build at all or not. Therefore, we are thinking about how "our future house" should look. We pretty much agree. Regarding the basic things – we both really like the neighbors' house (built in 2005). What the neighbor would do differently today: make the dining room bigger and the living room smaller, which we also see the same way.

I have now drawn a floor plan, and I desperately tried to do something different, but I keep coming back to the same thing. Apparently, there is a picture in my head that cannot be influenced.

It is primarily about the ground floor now. In my opinion, the other floors are rather secondary.
What should the ground floor have:
- Eat-in kitchen
- Living room can be smaller in favor of the dining room
- Pantry
- WC
- Utility room/office/storage room – whatever you want to call it ---> it’s not a must but would be nice.

I am uploading the floor plan now, maybe someone has a good suggestion – or "example floor plans."

I am actually quite satisfied with the dining room "24" – the living room "23" somehow doesn’t please me.

Why separate living room and eat-in kitchen? A large room is significantly more flexible; for example, the kitchen could be separated by a large sliding door so that dirty dishes, etc., are not immediately visible. It also looks more spacious and brighter. If there is space in the basement/upper floor, I would plan only one large living/dining area with a pantry, possibly a utility room, and a guest WC on the ground floor.

First of all, thank you for your quick response.

Why: because we do not want the schnitzel smell in the sofa.

I will remove the wall WZ-EZ and then upload another picture.

Hello,

before you can think about a floor plan, you would need to find a suitable plot of land. Because depending on where the garden or north/south is, you would have to orient the house accordingly.

The entrance area, the position of the stairs (where a fully winding staircase is more than impractical without necessity), the orientation of the utility room, etc., etc.

Many modern houses have a controlled residential ventilation system (Kontrollierte Wohnraum Lüftung), so the smell of wood chips doesn’t really linger on the sofa.

Do you already have a plot in mind? Also check the development plan there. For the first plot we had in mind, the development plan stipulated that the house must be built in dimensions of 1:1 up to a maximum of 1:1.1.

For our current plot, we have to build at least 1:1.2. So no square shape.

You can see for yourself: a proper sofa will hardly fit there. What is room 25 supposed to be used for now? If you are building with a basement, it can be an office. If you are building without, then it must be a utility room. Is a spiral staircase really supposed to go in there as the main staircase or is it just a placeholder? There is no space for a coat rack in the hallway; instead, it is placed in the guest bathroom. The floor plan is a bit poorly thought out.
