You don’t know Town & Country and Heinz von Heiden? These are large construction companies that build about 300 houses per year, if not even more. And Hansen Bau is a direct provider on site. They have trades from a single source. We don’t want luxury, but to have it cozy (if it even works out). And they have references. We have already asked customers and they are satisfied.

However, with the prefabricated house providers, you should clarify in detail right from the start which services are included in the quoted construction sum and which are "compensated" as extras or must be carried out by yourselves (excavation / foundation slab, etc.). At the stated price, the house falls into the category of "very inexpensive building." If you like a standardized off-the-shelf house—provided it is permissible on the available plot according to building and planning regulations (development plan or § 34 Building Code)—then it might work. With a committed architect, a very simple but individual house can be planned at this price, which can have much more to do with you and your life ideas than can be guessed from the prefabricated house model catalogs. The reference customers have then been suggested to you by the prefabricated house providers ... ?

What the construction expert was referring to was more that Town & Country and especially Heinz von Heiden and TMH are not exactly known for high base prices, but quite the opposite. Accordingly, the expectations should be adjusted.

Uh... they build solid houses. And there is no development plan there. I think you are allowed to build according to § 34 Bau GB. We decided on a fairly simple but age-appropriate construction. Only plaster and no roller shutters. We waived the clinker facade because it would cost us 11T (with HzH and Hansenbau) more. It always depends on what is stated in the contract. If you want it exactly as it says in the contract, then you also get that price (just for the house). As with all other providers, custom wishes are always associated with an additional cost. And I think clinker facade for 11 T, depending on the size, is a standard price with many builders, right? And we researched the reference customers ourselves. We knew the area, starting points for this were the background pictures. We drove there spontaneously and wrote a nice letter. They also called us and told us. The HB do not give out names, partly due to data protection. By the way, the house, a two-story single-family house with clinker facade, about 120sqm in size, two solar collectors on it and built-in roller shutters. However, we did not ask how much they ultimately spent, only that the company HB stuck quite closely to the construction and performance description.
