We are paying just under 300,000 EUR for 125 sqm (incl. [Baunebenkosten]) and we have hardly any extras.

As far as I remember, a general benchmark of 1,500 euros per sqm is assumed for "standard equipment." For lower standard, I have the value of 1,350 - 1,400 euros in mind. I don't remember this whole thread anymore – was this supposed to be a shell construction for you? Then I can imagine 1,300 euros since you would still do many interior finishing trades by yourself. If not, to my knowledge, 1,300 euros/sqm would be rather very cheap. Although – an enlargement is actually somewhat cheaper (whether 1,000 euros is enough there, I don't know).

By the way, you once wrote that you were considering Heinz von Heiden (I hope it was you). There is currently a thread running ( ) stating that Heinz von Heiden combines a heat pump with radiators (standard). As far as I know, underfloor heating makes the most sense with a heat pump.

Heinz von Heiden is out. We have decided on Hansenbau. Because he is a direct provider. So no regional surcharge, the construction service description is open, anyone can read it on the Internet and contracts are quite transparent. Heinz von Heiden does not list any numbers when it comes to special requests. I simply missed that openness or more transparency. I believe the enlargement was also more than €1000. And it is not a subcontractor where you have to gather individual trades together.

Be prepared that the broker will not offer you anything directly.
As a rule, he first collects data and then filters out a provider via his system, which he will suggest to you.

But – even if the broker is optimistic (of course – he wants to sell something), the bank selected can still come to a different result during the credit check. Only when the OK (the contract ready for signature) from the bank is there, are you 95% through.
