Nobody wants to talk you out of it - just be aware that you only get EXACTLY what is stated in the contract... if nothing is mentioned about tile sizes, you get 20x20, everything else with an extra charge, if nothing is mentioned about grout color, you get "concrete-simple", if nothing is mentioned about windows, you get the Zeifel brand simple. The cheaper providers do not care about the feedback of individual builders - marketing will smooth that over anyway (that's just my claim) - you can't count on goodwill.

Yes, we understand that. We have already read through the contract. It is only a preliminary contract for now; it is not notarized. Everything that has been agreed upon is supposed to be notarized. Not everything that has "names" is of good quality. For example, shoes "Mu...Tang" are not better than Aldi products. Not everything that shines is gold.

One must not sugarcoat cheap houses. I recall your initial post and believe that a house from a solid company with a good standard will be financed for an official even in the middle of nowhere.

It is definitely not in the middle of nowhere. 40 minutes by car to Berlin. Basic amenities like school, daycare, doctors, shopping (10 minutes walk to Netto + Lidl), a bathing lake, a gas station, pharmacy, and everything is within walking distance. I don't always want to drive when I go shopping. The only disadvantage: buses run only every hour. But we have that problem here too.

I can only agree with the previous speakers. Provide your 40T equity NOW and present the bank with a realistic offer, then you will get it financed.
