That doesn’t work; I have been in talks about this for years with a municipal developer. How is he supposed to determine whether it’s a straw man or a serious interested party?
Besides, a reservation fee for municipal plots also serves other homebuilders looking for building land. It would also prevent interested parties from arbitrarily blocking multiple plots - often for a period of 6 months.
After all, municipalities are now starting to only accept an application for plot "x" if the application is accompanied by proof of financing. Maybe this approach could be a solution ...
Yes, that may be true or if the name appears more often it would already be noticeable.
But it is also like this, at least with us... a reservation or “pre-booking” is only valid until another interested party comes along. Then the first interested party has 2 weeks to decide and if they say “yes, I want it” the purchase contract is coordinated, otherwise the newest interested party gets it.
I don’t understand this logic? If an interested party wants to reserve a plot, they usually do so to build a house on the object of desire? I assume, of course, that potential homebuilders have informed themselves in advance about their financial situation.
Rhenish regards
Of course they inform themselves about their financial situation in advance, only if such a reservation involved fees, that would again be small fry causing trouble and there would be, even if only small, costs that the builder would have to bear again (he already has enough during the house-building phase).
That’s what I meant ^^
Regarding the land purchase, I am like SirSydom.
