Hello everyone,
unfortunately, the plots from post 1 are still not advertised for allocation, but now there are some in the neighboring town for which we would like to apply. We have been there repeatedly during the development phase and have already “selected” favorites, but unfortunately, these are now not available.

Therefore, I would like an assessment from you on which plots you would choose and why. To better assess the slope position, I have attached the development plan including contour lines.

Information from the development plan that could be relevant for the selection:
- Floor area ratio: 0.35
- Mandatory two full floors
- Maximum wall height 6.5 m
- The wall height of buildings with gable or hip roofs must not exceed 7.0 m at the eaves, based on the natural or planned terrain.

We would like to build a single-family house in the [Jurahaus] style, about 170 sqm.
The view from the mountain is quite nice but secondary for us. There is a state road in the valley, which can currently be clearly heard on the mountain. That is why I would almost prefer a lower location. The selection very much depends on our personal preferences, I understand that, but since the preferred spots are no longer available, we are currently back to “square one” and would like to hear other opinions.

All plots under 550 sqm are excluded because we do not meet the allocation criteria for these. We would prefer a plot from the social model (330€/sqm), basically the ones from the free model would also be possible, but the costs are significantly higher (440€/sqm).

Please excuse the poor quality; unfortunately, that is the only version available.

Last night we were there again and picked three favorites: 15, 23, and 22 (in this order)

Number 15 is relatively flat and also nicely large. Unfortunately, yesterday we couldn't hear how much noise comes from the street because construction workers were cutting up the street right next door. The evening sun shone on the property for a long time.

Number 23 has a great view, but you can clearly hear the state road, although there wasn’t much traffic there last night. The view probably remains mostly on the upper floor because the slope there doesn’t drop off as steeply.

Number 22 also makes a good impression. All the other properties to the west lost sunlight quite early yesterday evening. However, they are surely great in the mornings.

What do you think of this selection?

I don't have time right now to get into it, but keep in mind regarding the sun that the other properties will also be developed. With two full stories, the neighboring houses have an eaves height of about 6m and ridge heights of 8-9m.

And does that mean: flat gable roof with high knee wall?

Yes, exactly. And a few other optical details, but those are not relevant for the choice of the plot yet. For plot 15, we would definitely have existing neighbors who built the same way.
