Hello everyone,
in our community (Bavaria), plots of land will soon be allocated again according to social criteria. We have already participated in a lottery process; back then, we ranked 7th for 6 available plots, so this time we expect better chances.
The allocation procedure was originally planned for the turn of the year 2021/2022 and is supposed to start "as soon as possible."
The development plan is not yet legally binding, so I am providing some data from a comparable development area in the same community from this year.
Development plan/restrictions
Plot size: see our estimate in the photo
Slope: yes, contour lines are drawn
Floor area ratio: 0.35
Number of parking spaces: 2 parking spaces per residential unit
Number of floors: Basement+Ground+Attic or 1/2 Floors + Attic
Roof shape: symmetrical gable and hip roofs with a central ridge, as well as shed roofs 20° - 35°
Maximum heights/limits: wall height max. 6.5 m (eaves side, from top of ground floor ceiling slab)
Further information:
To the east, the local elementary school is directly adjacent, about 350 m away there is a biogas plant (without local heating connection), to the south is the main street of the village. About 800 m further south is the next state road.
Since the application windows are always relatively short, we want to be well prepared for the application phase and choose the best 3 plots. I am especially looking forward to your opinions. On a similar topic from there were already great comments.
At the beginning, we favored plot no. 4 because it is the highest, the largest, and has little frontage on the public road. Unfortunately, so far we lack creativity regarding how to place a house there reasonably. On our viewing tours, we have not yet come across a house that was nicely and sensibly accessed from the south. The only variant we can currently imagine would be to place the parking spaces behind the house – that is, to the north.
Plot no. 1 is also nicely elevated and could visually give the impression of having more space than you actually own (and especially pay for), thanks to the adjacent public green area. Also here: disadvantage with access from below.
Plot no. 8 also has the advantage of the adjacent green area, but on the other hand, it has a large proportion of street frontage. It is also located lower.
Plot no. 9 was not considered so far because we feared it might be in the shadow of the fire station, but the current plans show that the fire department building is integrated quite flatly into the slope.
Plots no. 5 and 6 are significantly shaded by the existing buildings to the south.
Which plots would you choose?
What haven’t we thought of? Retaining walls, drainage?
