Land Lottery - Make the Ideal Preselection

Hello everyone,

in our community (Bavaria), plots of land will soon be allocated again according to social criteria. We have already participated in a lottery process; back then, we ranked 7th for 6 available plots, so this time we expect better chances.

The allocation procedure was originally planned for the turn of the year 2021/2022 and is supposed to start "as soon as possible."
The development plan is not yet legally binding, so I am providing some data from a comparable development area in the same community from this year.

Development plan/restrictions
Plot size: see our estimate in the photo
Slope: yes, contour lines are drawn
Floor area ratio: 0.35
Number of parking spaces: 2 parking spaces per residential unit
Number of floors: Basement+Ground+Attic or 1/2 Floors + Attic
Roof shape: symmetrical gable and hip roofs with a central ridge, as well as shed roofs 20° - 35°
Maximum heights/limits: wall height max. 6.5 m (eaves side, from top of ground floor ceiling slab)

Further information:
To the east, the local elementary school is directly adjacent, about 350 m away there is a biogas plant (without local heating connection), to the south is the main street of the village. About 800 m further south is the next state road.

Since the application windows are always relatively short, we want to be well prepared for the application phase and choose the best 3 plots. I am especially looking forward to your opinions. On a similar topic from there were already great comments.

At the beginning, we favored plot no. 4 because it is the highest, the largest, and has little frontage on the public road. Unfortunately, so far we lack creativity regarding how to place a house there reasonably. On our viewing tours, we have not yet come across a house that was nicely and sensibly accessed from the south. The only variant we can currently imagine would be to place the parking spaces behind the house – that is, to the north.

Plot no. 1 is also nicely elevated and could visually give the impression of having more space than you actually own (and especially pay for), thanks to the adjacent public green area. Also here: disadvantage with access from below.

Plot no. 8 also has the advantage of the adjacent green area, but on the other hand, it has a large proportion of street frontage. It is also located lower.

Plot no. 9 was not considered so far because we feared it might be in the shadow of the fire station, but the current plans show that the fire department building is integrated quite flatly into the slope.

Plots no. 5 and 6 are significantly shaded by the existing buildings to the south.

Which plots would you choose?
What haven’t we thought of? Retaining walls, drainage?

Basically, I would take it as drawn. Parking spaces in front on the street and then the entrance on the gable side to the west. There are plenty of floor plans like that in the catalog. Overall, I would focus less on where the access is for the plots and more on what you do with the slope location. 4m over 20-25m should somewhat complicate garden planning. Basically, I would also prefer the upper row. Since you look over the street and the lower houses, it will certainly appear larger than it actually is. In addition, the plots are a bit bigger.

You ask as if the question is: Which car should I choose.

I say: Porsche. You: But I need a car for a family.

What I want to say is that you should communicate what is important to you. On all plots, you can place a house that makes you truly happy.

For example.
1. Garden fully in the sun. Do you like to sunbathe?
5+6. Ever worked with a sun simulation? In the afternoon (when you come from work), the sun actually comes from the west, directly onto the terrace.
4. Place the house as far as possible to the NE, access from the south, southwest terrace

At first glance, I find the 2 sympathetic. The contour lines are still reasonably parallel and the plot is one of the largest. Easy to build on and plan - no problems with access, turning circles, etc. On second thought, I don't find the 9 bad either, if you want to save money and only want to build a small house anyway. However, I would rotate the house by 90° and place it along the contour lines. Here one would have to see if the development plan allows that. How annoying the fire department is would also be a question. But it could also be a very quiet neighbor.

That is certainly true!

1: No, we don’t like to sunbathe. I can only go into the sun in a burka plus sombrero anyway. But we do like to grow vegetables ourselves, which like the sun.

Yes, I have already worked with a sun simulation, and since we have known since 2020 that this will be building land someday, we have been on the meadow at every conceivable time of year and day and have observed the shade. I suspect the "feeling of shade" is intensified because you mainly look at the concrete wall of the agricultural hall at 6.

We definitely want to build with a basement. The 11ant basement rule applies here and we have the opportunity to save there. So if the access is from the south, do I go through the basement? I have seen that often and find it terrible.

What is also important to us: A level spot in the garden for a trampoline / paddling pool.

Regarding the view, I’m still not so sure whether it is really that essential. We cycle a lot and go for walks and enjoy the beautiful view there. The main thing is that we get away from the large window front facing the village center that we have now.

We want to build about ~170sqm.
The fire brigade doesn't come out very often. And the drills are also limited and often take place on other farms.
