Hello everyone,

I have already searched the forum, but found no answer to my question.
We are currently facing the following situation:

The construction of a single-family house is planned. Since the property has a slight slope, the topic of a granny flat comes up.
The KfW promotes individual housing units with its funding program 153, i.e. we are currently aiming for double funding.
In our case, the granny flat would basically meet the KfW criteria (separate lockable entrance, room, kitchen/kitchenette and bathroom/toilet).
The catch, however, lies with the kitchen and the bathroom as follows: We want to make all preparations for a granny flat, but not implement it finally in the short or medium term. In plain language: the corresponding kitchen connections will be installed, but we do not want to install a kitchen right away. The same applies to the bathroom/toilet.

The question: Is something like this compatible with the KfW funding guidelines?

There is also funding only up to the actual investment amount.

Are you even already building Energy Efficiency House 55?

Yes, KfW 55 is planned!

What other costs can be allocated to the [Einliegerwohnung]? It must also be assigned a part of the basement, the heating, the house electrics, the ancillary building costs, etc.!

Does anyone have experience with this?

You have already identified the sore points, of course, you can proportionally allocate construction costs, but if the granny flat only accounts for 20% of the total area, only 20% of the respective items can be charged.

Furthermore, the kitchen itself is not a requirement, the connections and all the other stuff, as you have recognized yourself, are.

But then you have dead, standing pipes in the house. Not the best idea.

If it is not a granny flat used by yourself (child, parents...) or rented out, but only pro forma... forget it. Above the small interest advantage always looms § 264 StGB (subsidy fraud).

I’m looking and reading, especially because I also wrote you a private message about your planning. I would build a split-level, that’s definitely suitable for you. On the 1st ground floor (level with the driveway) a bedroom (guest, office) with a shower toilet, which can later be used as a children’s room for the older child, or as a retirement room. The basement then doesn’t become unnecessarily large. And honestly: who wants to look out from their basement refuge onto the driveway and the wheels of the cars? Greetings
