That's right. The BRW are determined by the expert committee, and it basically only includes what is sold. For this, there is always a nice form to fill out after the property acquisition, which must be completed by the purchaser.

It is still wrong/unrealistic here. In 2020, you couldn't get land for under €200 / sqm anymore. In 2021, prices rose enormously. There are prices close to €400 / sqm and the plots of land sell within a few hours.

Maybe that is just your (limited) perspective - or the questionnaires were filled out incorrectly.

Limited rather hardly, since I am very interested in the land prices in my area and when they are rising significantly all the time, as I said in 2020 they were at 200-250 € / sqm, in 2021 Town & Country sold about 30 plots for 365-388 € / sqm, I wonder how the reduction of the standard land value: A) to 100 € / sqm comes about B) the reduction from 2019 to 2020 can be explained, when all land prices in the Berlin area are exploding.

If the properties are currently being sold, they can be included in the valuation at the earliest next year. Apart from that, the areas are partly not clearly defined – and ultimately, even with intense interest, you can only capture a fraction of the actual activity. Otherwise, it should not be a problem to contact the [Gutachterausschuss] directly with questions regarding the justification.
