Is the price for a single-family house in Berlin / Brandenburg possible?

I don't know what the creators of this calculation want to include in the buffer. Those were just numbers I found on the internet. A carport would be nice but not a must; that could be retrofitted later if necessary.

Whether I borrow more later doesn’t matter to us; the total amount remains the same anyway. And it takes a while until the property is paid off—it costs almost as much as the house. Besides, we want to relocate from Hamburg to Berlin in the next few years and would rather not look for something to rent (with animals, good luck...).

If you have the plot, please upload the site plan here, with the building boundaries, the floor area ratio, and the gross floor area ratio, one can check if a bungalow is possible. For a bungalow with 120 m2 of living space, ground areas of 150-160 m2 are required with realistic wall thicknesses. And these plots are rarely found.

Right now, hardly possible. We pay around 2,650 € / sqm near Potsdam, but that includes a lot of extras and these are old prices. The problem right now is that building material prices are skyrocketing.

We actually want something with stairs (1.5/2 floors). A bungalow is not mandatory.

How big is the land? (The surrounding area is interpreted differently) Either it is huge for the price, so that it might be possible to divide it to build two semi-detached houses, or it is simply located in a somewhat more expensive area. This also tends to lead to higher construction costs.
