Is the price for a single-family house in Berlin / Brandenburg possible?

770m2, S-Bahn connection and 10 minutes before the city limits. So a bit of everything.

A larger garden and proximity to the forest are significantly more important to us than a smart home, huge rooms, special facade, etc.
So no semi-detached house.

Are there still differences? I have the feeling that one can only distinguish between very expensive and extremely expensive. 50 km south of Berlin, a municipality with 5,000 inhabitants, Town & Country sells 580 sqm - 650 sqm plots for 388 € / sqm + commission + builder binding. The standard land value in the town fell from 120 € / sqm (as of 12/31/2019) to 100 € / sqm (as of 12/31/2020)....

Falling standard land values within striking distance of Berlin? I would attribute that to statistical inaccuracies of the micro-location.

Possibly in the new flight corridors of BER, it may well be that the standard land values here are decreasing. Because until recently, these were still inactive and now, even though the air traffic is manageable, the planes thunder overhead.

Within Berlin, on the takeoff and landing routes of TXL, the standard land value has also risen immediately since the closure.

Could be. Although I’m already at a disadvantage in Düsseldorf when it comes to prices in the flight corridor. People pay fantasy prices in the northern part of Düsseldorf just to be able to wave to the pilot from the coffee table. That’s why I can’t imagine falling demand at all :D
