Is the price for a single-family house in Berlin / Brandenburg possible?

Hello,

We have surprisingly discovered a plot of land in the Berlin suburbs that we like. As everywhere, it is of course not exactly cheap. We then had 350,000 EUR left for the house, ancillary construction costs, and a buffer. Can you build a 120-130m2 single-family house (simple standard, no basement, flat plot) for that?

I found the following:
House: 2000€/m2 -> 240,000
Ancillary construction costs: 15-20% of the house price: 50,000
Buffer approx. 10% of the total project: 60,000
Total 350,000

We received similar figures from a solid house provider: 230,000 for the house, 70,000 ancillary construction costs...

Additional financing would be easily possible in an emergency (private loan from a family member), but we don't want to borrow more money.

So, can you still build a house with this budget? Or would it be better to leave it? Building plots here go quickly, so we should decide quickly.

Depends on how and with whom it is built and of course also what exactly is defined as a basic standard. That is also completely unclear and a very flexible term.

Yes, you can. Basic standard simply means that you won't have electric shutters everywhere, geothermal heating, 250 sockets along with automation, etc. You can get a house, heating, windows, electrical work without frills, etc.

Is the buffer really a buffer? Because you also have to think about the garage (is it still basic standard if you build with a garage?), at least the exterior facilities including the parking space.

Maybe it is also an option to buy the plot now and only build in a few years, once a larger part of the plot is paid off?

You only know what a property costs when signing the purchase contract. As long as you are just an interested party, this can still change in the meantime – demand fuels the sellers' dreams. There is no free basement replacement room either, and foregoing it also requires a lot of discipline. What kind of solid house provider was that, and does he have a specific model of that size in the catalog?

Garages and Berlin? ... no, that is rather upscale equipment. Even a carport is more of a comfort ... simple standard means a meadow and two grass grid tracks.

That was Rostow Bau and the house Rubin.

We currently live in a 108m2 bungalow without a cellar (rented) and would like one more room because children are planned. At the moment, we manage more than well with the storage space, one room is empty except for the guest bed, so we already assume that 120-130m2 will be sufficient.
