With us, there was almost nothing written down and everything was done as verbally agreed, but that might not be exemplary, although exemplary correct. Just write your paragraphs with a pen and fineliner in the margin: "gray" date, Hz. If he signs it, then everything is clear. Don’t make such a drama out of it, practical and yet legally ok. Yes, that is of course OK if it is included, handwriting also counts if signed by him.

Just as an example: Our seller had also promised us to cover some costs/give something upgrade-worthy for free, only agreed orally, then forgot to have it fixed in writing. On day X, when it was needed, it was communicated to the site manager, who knew nothing about it. A call to the seller and that was cleared up - went well.

2 weeks later the seller had left the company, then it wouldn’t have gone well, the site manager wouldn’t have taken that at his own expense.

I don’t want to offend you... but when I read your text like this, you are not at all capable of capturing all the necessary details in advance so that you get planning security to avoid extra costs. Whether DB703 or RAL7016 is completely irrelevant to the general contractor. Also, hardly any salesperson of a large general contractor will be tempted to name a price for special things like a French glass railing. They are not even capable of deciding that!

Usually, it goes like this...

1. A preliminary floor plan is created. You are happy and sign the contract without details based on the construction service description.
2. Then eventually it goes to the ordering center once the floor plan is fixed.

The reason for this is simple. The costs for the general contractor have to be kept low until the contract. Once the ink is dry, then you will be helped further. It’s unpleasant but the predominant practice among large general contractors.

Of course, and you should definitely try. But a general contractor contract is by no means the same as individual awarding. Here the general contractor sets the framework, not the client.

One should only refrain from believing that upon signing the contract no additional costs will be presented. Regardless of whether you have been dealing with the house construction for 8 weeks or already 8 months.

It will simply happen... whether in the earthworks, drainage, or the pattern center (though here you have it under control yourself)

The topic is too complex to consider and clarify everything beforehand. You always forget something. But many important and major items can be clarified well in advance. And in the process, you usually also gain a sense of how fair the [GU] is with additional costs. That was even more valuable to us than the specific items.
