Is the building plot well buildable? Your assessment is requested

Hello experts,

Site plan of our preferred plot (No. 79).

Here is what we have in mind:


    [*]classic single-family house (180 sqm living space) with basement and double garage
    [*]maximum 2 stories according to the development plan
    [*]gable roof without dormers, but with the highest possible knee wall
    [*]small bay window on the ground floor


I would be interested to hear how you assess the building envelope? Would our house be easily realizable there, or what difficulties could arise with this building envelope? Is the building envelope difficult to develop?

The plot has a slight slope (southwest slope). That means the sun rises to the right of our desired plot and moves counterclockwise. We would prefer not to cast a shadow from our own house into the garden. Many thanks in advance for your assessments!

How do you want to cast your own shadow? Looks great :) You can place the house on the northern border, northeast right by the short driveway to the D-garage. 71 + 72 are to your west... with the small plot sizes (really very very small) it may be that you have their shadow in the evening during winter. But you can live with that :)

Hi, where should the garages go? North-East would certainly be the most obvious choice, but how long is this small strip of the buildable area anyway? It doesn’t even look like 6m. -ks

Yes, a garage at this location is planned. However, as of today, I only have the measurement from the site plan, meaning I don’t know how deep the buildable area is at this position...
If I read the development plan correctly, parking spaces (also garages?) can also be built between the street boundary line and the buildable area. Even then, it shouldn’t actually be a problem. And the buildable floor area may be exceeded by 50% for garages. Or am I interpreting this incorrectly?

Yes, that is the floor area ratio. Parking spaces mean parking spaces... not garages... You have a building envelope. Period. The only exception is the side setback to the neighbor where the 3m distance may be undercut with privileged structures. --> Garage, if it serves as a shelter for vehicles. Even this privilege is regularly forfeited if you simply: add a roof terrace, install photovoltaic panels, place a heat pump or solar collectors on it, or similar. Your garage, in any case, will not be allowed to have an excessive length...

ok, thanks. I was currently thinking of a double garage with a floor area of 6m x 7m. That could get tight... :-(

I'm still not sure how we should plan the house, but it really makes sense to orient it to the north and plan the frequently used living rooms (living room, dining room) facing southwest. On the north side there could then be the bathroom, kitchen, and upstairs the bedrooms, second bathroom.
