Hello construction expert,

thank you for the professional listing. Since we have already purchased and paid for the plot of land, as described in my first post, the ancillary costs of around 10,000 euros no longer apply. The financing fees will be paid "as is," approximately 3,500€. The land has also already been surveyed, and the neighbor is providing us with water and electricity. I hadn't mentioned that above. I am therefore relieved that I should get along quite well with the 14,000 € plus the buffer.

How does the calculation look? Are the respective trades estimated too low?

No one can really answer that question for you. The price differences vary greatly from region to region. 20 km from Karlsruhe, in the Palatinate, the craftsman’s wages are about 30% lower than here directly in the city. Sand and gravel cost very differently, and no one can tell you whether your planned windows are really any good. For many trades, the price should be the second priority. What use are cheap triple-glazed windows that, due to their massive weight, have worn out their hinges after 3-5 years? It’s like always: He who buys too cheap, buys twice.

I'm not talking about no-name products but about renowned manufacturers. I was merely concerned with the question whether it works or not (because it is calculated too tightly). I get most of the goods through mail order and then have them installed. Everyone knows that you can save a lot this way!

Yes, that’s true ... to some extent - what you forget: you only save if you process/install the ordered goods yourself. Every craftsman calculates differently – one has his margin in the labor hours, another has it included in the material; some have a mixed calculation. One thing is the same for all – if you supply the material, the hourly wage will be higher so that the final invoice for the craftsman adds up again. In this respect, I am convinced that in the end EUR 200,000 will be on your bill plus painter, plus floor coverings, plus landscaping, and plus remaining incidental costs.

If building houses were so easy ... Real savings can only be made by those who carry out almost all trades with their own hands. The downside of this coin: not a few marriages/relationships do not experience the move-in of the finished new building anymore

Quite a few tasks are to be done by ourselves with the help of the family. Can someone tell me if we have calculated the roof structure correctly? 1.5 stories; 9 x 9.8 m roof structure 1m overhang with 40 degrees for 7,000 €???

I have no idea where you got the prices from. I googled for 5 minutes and found the following information: Your roof area is about 150 sqm

Roof truss 57 € per sqm of roof area: 8550 € Roof covering with clay tiles 62 € per sqm of roof area: 9300 €

Just with these two trades, you are already 5000 € off if the prices I found in 2 other forums are correct. What you must not forget: It is currently peak season in the construction industry. If you need a landscape gardener, you might be lucky to get an appointment in a year. Hardly anyone is forced to lower prices. And the companies whose order books are not full are not wanted. At least that's how it is in this area...

The best way to determine prices is to get quotes from a specialist company in your area, everything else is groping in the dark and cooking the project numbers. Doesn’t help you at all
