Is it possible to renovate a residential house from 1954 into an energy-efficient house? How?

Hello, my name is Sebastian, I am 38 years old and come from Barth in MV. We have the opportunity to take over the house from my girlfriend's grandmother. It is a settlement house, 1.5 stories with a gable roof from 1954 and is located in Zingst on the Darß. Key data; built in 1954, external dimensions 8m x 8.50m, gable facing north and south. Personally, we would prefer a renovation to an efficiency house rather than a new build, but at the moment we do not yet know how to proceed. We would first like to clarify the feasibility and costs and see if the loan is within our means (you still want to live). The house has a 38cm wall thickness with about an 8cm air layer in between. Windows, roof and heating (gas) were renewed in 1993 right after the reunification, but certainly no longer state of the art, facade only re-plastered in 1995 but all without insulation. We are considering an extension in timber frame construction to expand the living space about 8x2 on the southern gable. - Insulate and cover the roof anew, - add 2 dormers, - insulate the facade or insulate the air layer in the masonry by blowing, - new gas heating with underfloor heating and additionally fireplace, complete piping system and radiators new, - photovoltaic? - completely renew the electrical system - remove wooden floor and put in something solid Has anyone here already had experience with this and can give tips on how they started, we are grateful for any help. Similar situation to yours (house of the grandparents): We are currently in the process of completely renovating an end-terrace house from the 1960s and from the beginning, we hired an architect.

At first, we had considered contacting craftsmen directly and obtaining offers for various modernizations (obviously including electrical, windows, plumbing, heating, floors). But we quickly abandoned that idea because coordinating all that as "laypeople" seemed like too much work. Also, the risk that the different trades would not be coordinated in the end was too great for us.

From my point of view, I can only recommend "buying" the experience. An architect may seem like an "expensive" luxury at first glance, but so far we are very satisfied – you still have to think a lot for yourself and sometimes take the initiative, but in return you have a lot of influence and the architect (hopefully) has a good overview of the market and the costs. Our current design feels like more than the sum of the renovation measures – somehow coherent.

You should definitely also try to clarify whether the renovation is financially "worth it". For us, sums quickly came up that others use to build their developer houses in a new housing estate. It probably also depends a lot on how much you want to intervene in the floor plans of the old building (larger rooms?). Architects often have good ideas, which unfortunately also cost money – but once you have seen them, you still want to implement them in the end.

The Darß is not just any place, so I would look for an architect on site and go through it with them.

Thanks for the insight into your project, we have also already considered an architect just for the entire planning and coordination. It will probably be the best option.
May I ask what cost range you are operating within?

That means from the original construction year it is double-walled – which is unusual, and I can make no sense of the total thickness as to how this exterior wall might be constructed. Is there any more detailed information about this?


I also can hardly imagine what kind of rooms this strip between the old and new outer wall would provide.


The "classic" when modernizing such a building is usually more of an attic conversion (e.g., installing knee walls). The gain in space could roughly compensate for an extension.

Yes, all documents from 1954 are available. As mentioned, it is double-shelled with an 8 cm air layer. The complete list of all work and materials is also available.

We wanted to open the gable wall and extend the rooms behind it by 2 meters with the annex, including floor-to-ceiling windows.



The idea is not bad but will probably be ruled out for cost reasons, I think. I still have to get more precise information on that.

We wanted to reduce the ground floor, which now consists of kitchen, living room, bedroom, corridor, and living area with kitchen and bathroom. And upstairs to accommodate bedroom and children's rooms. The utility room is already downstairs for heating etc.
