... and how is the bank supposed to know what compensation still has to be paid for the period before day X? What if it still has to pay hundreds of thousands of euros for the period before day X? Almost all banks want to see security on paper and not just hear "just trust me."

There would certainly be possibilities to deal with the seller. I mean, if he took out a 5-year loan, the costs would be minimal, which the buyer would simply pay along with amount x. It just all becomes more expensive and complicated. How urgently does she want the house and does she have significant equity readily available?

Otherwise, as I said, check with many banks and brokers to find the one bank that will go along with it. I also think this won't be the cheapest dream financing.

She probably has to sit down with the seller again.

She really, really wants the house. Location etc. is perfect for her.

She has equity but currently does not want to use it. Income is also sufficient. Her ex also has to pay her several thousand.

Next week she has another appointment with a broker.

She NOW has the opportunity to buy the dream house. If she had other options, she would take them.

She wants the agreement too, but he doesn’t. What is she supposed to do? Let every opportunity be blocked just because he wants to put obstacles in her way?

If it doesn’t work, it doesn’t work, but simply giving up without looking into all possible alternatives is just not her thing.
