A loan for a 300k house might just be possible, but how are you supposed to build a house with 300k? And the question about the region has already been asked. In our area, even with 400k, not much is possible anymore. When it comes to equity, it depends on the [Bausparverträge]. You probably won't want to liquidate the [Riester-Rente] for the house construction.

That is possible. Many in this forum are only used to 170sqm+ city villas in expensive areas.
Turnkey (without painting work, flooring, and without incidental construction costs) I have signed a fixed price of over €250,000 for a 125sqm 1.5-story gable roof house with reasonable equipment. So it is possible, but it strongly depends on the region and your own expectations.

Yes, but when it comes to Baden-Württemberg, then it wouldn't be a cheap area.

And now it continues:
250k house from my side
10k flooring, painter, forgotten little odds and ends
30k incidental building costs without basement
10k cheap kitchen, furniture/lamps?
=300k
What about garden, terrace, paths, parking space/carport/garage, and driveway?

But still interesting that such a price is still possible in parts of Germany. What is reasonable equipment for you?

Sounds decent, it’s roughly the same for us, a city villa with endless rooms and thousands of sqm is not necessary, just our small affordable kingdom for ourselves, whether I pay rent or mortgage does not matter to me personally.

Are there enough offers with us (Brandenburg) for a 130 sqm house for €250,000? Look at, for example, EWA Bau from Potsdam. So in Brandenburg, this is possible without problems.

€1,500 for a nurse must be very part-time without many overtime hours. The base salary for beginners is currently about €3,000 + allowances for, e.g., intensive care and supplements for night/public holidays, etc. That means you can already earn around €4,000 full-time. All hospitals have to/should pay this, keyword Pflege­stär­kungs­ge­setz.

I find the financing very risky. Whether a bank grants a loan with a fixed-term contract is difficult...
